In escrow to purchase a ~2000sf duplex for $1.1M for my wife and I to live in as our primary residence and rent the other unit.  Having trouble finding quotes, let alone reasonable ones - some carriers also won't insure for fire and would require us to carry a CA Fair Plan policy as well.  Of the quotes I've got annual premiums are averaging around $5k.  Any referrals for agents / carriers that may specialize in this area or live-in duplexes?
