Joint Venture - fix and flip in Broadview, IL

Hello all,

I have a deal in 2046 S. 13th Ave. Broadview, IL 60155. It is under contract for 215k, the GC estimates are ~70k, and the appraised ARV is 365k. I have a hard money loan lined up, and I am needing 60k to close on it. I have already put down 10k EMD and will be managing the project day to day operations. I am looking for a passive investor to help close the deal, close date of 11/24/25.
