These would all fit the BRRRR model and be great portfolio assets, these are not flips. You're not making the money by fixing it up as nice you can and try to compete on the market with top comps. These are rental homes to middle and lower middle class families. The rent is 1800 - 2000 for any 3/1.5. The final 30 year mortgage amount would be less than 150k with a payment of 1200 - 1300. This is what we are specializing in in Pittsburgh now. We are finding it readily available.
