Need Investor-Friendly Agent in Enterprise, Alabama (Wiregrass)
My wife and I are planning to purchase at least 2 single family homes in the Enterprise, Alabama market in 2026. We are looking for a 3 bedroom, 2 bathroom SFH with 1000-2000 sqft. We are comfortable pursuing a MLS listing with minimal, if any, rehab (paint/flooring at most, will entertain impending CapEx such as roof or HVAC) and we would like purchase price to be close to or under $150,000.
We have the ability to pay cash, but to maximize our current cash position, we would like to finance with conventional bank financing.
We are comfortable with a 5-7% cash on cash return, with down payments large enough to reach this level of cashflow after financing (e.g., $50,000 down payment on a $150,000 home in order to cash flow $200-300 per month).
My wife grew up in Enterprise, and her parents currently live there. We are living in the Phoenix, AZ market, so this will be a long-distance transaction for us. I am mainly looking for an agent with direct personal investing experience in the Enterprise, AL area (often called "The Wiregrass") who may have connections with local property managers or lenders.
