Successful investors do not fear evictions. You must be willing and able to act quickly and evict bad tenants. The inevitable truth is that sometimes evictions become necessary to protect your investment. Evictions become necessary because continued tenancy with a bad tenant with rent payment issues will create a greater long-term loss than paying for the legal costs of an eviction quickly. When a tenant doesn't pay rent, their is only 1 thing you can do, evict them as fast as possible and move on to another tenant who will pay rent on time because you've properly screened them and set the proper expectations of on time rent payment.
