Cross Collateral Blanket Loan using equity instead of cash down

Hi everyone,

I’m an experienced investor in Southern California with multiple free-and-clear properties. I’m looking for a lender or broker who offers a blanket / cross-collateral loan where I can use equity in my existing properties as collateral instead of putting cash down.

Here’s what I’m specifically looking for:

• Blanket or cross-collateral loan

• Ability to use 1–3 properties as additional collateral

• Long-term rental loan (NOT a bridge loan)

• Standard DSCR-style underwriting

• No cash-out required on the collateral properties

• 30-year fixed rental loan preferred

• All properties (purchase + collateral) are located in California

This is NOT a shared-equity product (e.g., HomeTap), NOT a bridge loan, and NOT hard money. I’m looking for a lender familiar with portfolio / structured investor financing.
