I’m working with a client on a downtown Jackson, MS mixed-use redevelopment in a federal Opportunity Zone. Exact address withheld for now, but it’s in the Capitol-area core/CBD with strong demand drivers.

Tied to construction

Target repayment: lump sum at/around completion (~12 months)

$195,000 long-term equity

Buys 10% passive ownership in the project LLC

No day-to-day responsibilities

~6% annual cash yield on the $195k equity (≈ $12k/year at stabilization)

~10–12% targeted annualized return (IRR) over a 10-year hold, including:

Return of the $150k short-term capital

Ongoing cash distributions

10% share of ≈ $1M projected equity at stabilization + future appreciation
