đ§ The liquidity trap that kills otherwise perfect deals đ§
đ§ Youâd be surprised how many deals get declined from borrowers who look extremely strong on paper.
High net worth.
Multiple properties.
Years of experience.
Strong credit.
On the surface, it looks like an easy approval. Then the lender says no.
Most of the time, it comes down to liquidity.
Lenders donât underwrite total net worth. They underwrite survivability. And survivability is measured in liquid reserves, not equity.
From the lenderâs perspective, it doesnât matter if you have millions in property equity if you only have a small amount of cash available. Equity canât make next monthâs payment. Liquidity can.
đ Most DSCR and asset-based lenders require several months of payments in reserves. Sometimes six months. Sometimes twelve. More for larger loans or bigger portfolios.
This is where many experienced investors run into trouble. Theyâre asset-rich but cash-poor. Capital is tied up in deals, construction projects, retirement accounts, or illiquid assets. The balance sheet looks strong, but the reserve test fails.
đ Another surprise is what actually counts as liquidity.
Primary residence equity usually doesnât count.
Retirement accounts may be discounted.
Private business interests are often ignored.
Funds in the wrong entity structure may not qualify.
What lenders want is accessible, verifiable, near-cash assets.
Thatâs why youâll see deals where the property cash flows, the borrower has high net worth, and the lender still declines the file. Two different lenses: investor net worth versus lender liquidity.
đď¸ The fix is not necessarily becoming richer. Itâs becoming more liquid in the eyes of the lender. Planning reserves before you apply, structuring accounts properly, and choosing lenders whose reserve requirements match your profile.
At Phoenix Funded, we see this issue constantly. Strong borrowers with good deals, getting stuck because the liquidity story doesnât work for credit.
