I recently had the opportunity to collaborate with Jeanette Delgado and the team at JD Management Advisory. I’m genuinely grateful for spaces like that where physicians can step outside of clinical work and have real conversations about building wealth beyond their practice.

A lot of high-income professionals feel something similar but don’t always say it out loud:

They earn well… but they don’t feel free.

During the discussion, we covered practical strategies that real estate investors — especially busy professionals — can actually implement:

  • How the BRRRR method can help scale a portfolio even while working full time
  • What Real Estate Professional Status (REPS) really means and who it actually benefits
  • How cost segregation and bonus depreciation can create significant upfront deductions
  • When DSCR loans make sense for continued growth
  • And why clean bookkeeping is often the difference between getting approved for a deal or losing it

One theme that kept coming up was this:

If you feel like you’re working for the IRS instead of your family, something needs to change.

Real estate can be a powerful tool — but only if it’s structured properly and managed intentionally.
