PA Strip Center Owners – Open to Beta Testing a CAM + Lease Abstraction Tool?

Hey everyone —

I’m based in PA and working on a focused tool built specifically around two headaches I see constantly with small-to-mid-size retail strip centers:

1. CAM tracking + reconciliation
2. Quickly pulling key terms out of retail leases

If you own/manage neighborhood strip centers, you know the drill:

  • Digging through leases to confirm who pays what

  • Double-checking expense caps, admin fees, gross-up clauses

  • Tracking rent bumps and option periods

  • Reconciling CAM manually in spreadsheets

Spotter is designed to:

• Extract key lease terms (base rent schedule, escalations, CAM language, caps, renewals, expense responsibilities)
• Keep everything structured and searchable
• Help make CAM reconciliation cleaner and more defensible

This is early stage and I’m keeping the beta intentionally small. I’m looking for 3–5 PA-based strip center owners (5–100k+ SF type assets) who:

  • Actively oversee their leases

  • Care about tightening up back-office operations

  • Are willing to use it with real leases and give direct feedback

Just looking to collaborate with operators who want better systems and less spreadsheet chaos.
