Seeking direct capital partner for a short-duration acquisition structure tied to a $3.8M commercial media facility.

Closing: Week of Feb 23 ,2026
Sponsor Equity: $400K cash invested
Structure: First position only
Term: 30–60 days
Exit: Refinance structured and in process

We are open to:

• Traditional first-position bridge
• Short-term note purchase with 30–60 day hold
JV capital with defined refinance exit

This is a timing bridge into permanent financing. Not a startup raise or speculative development.

The property supports an existing operating company generating ~$2M annually, which will anchor tenancy.
