Looking for a Mentor in 2026

New to this game, and looking for someone to guide this young soul to financial freedom. Attempting to buy a laundromat as a starter, so anyone with any experience, please drop your knowledge here!

Well, what do you offer for the time and expertise someone is willing to provide?

Other than the willingness to be a knowledge sponge, and possible profit sharing.

Think that through. you said " "possible" profit sharing" Not plain profit sharing, which isn't sufficient anyway, but "Possible" profit sharing. That's not an incentive, my friend. A successful mentor is already making plenty, why would he take a chance with "possible"?

If a successful investor was going to spend the time and share the knowledge, why would he give up half the profit so that he could teach you?

I'm not "raggin" on you (giving you a bad time) I'm just trying to get you out the the "self benefit" stage into "what can I do to help the teacher". A good mentor charges $15,000 and you get the benefit of buying properties below MLS cost, safety, security (not getting sued) not having to qualify with a bank, not having to pay agents fees, learning the tricks of the trade.

This is intended for all the lurkers, new investors, who don't have enough cash to risk on their own, who are looking for financing, suffer from "analysis paralysis" who are located in CA, AZ, TX, GA, FL, or anywhere else. Consider who your audience is.

Thank you for taking the time to explain your perspective. I genuinely appreciate the directness.

You’re absolutely right — the way I phrased “possible profit sharing” does sound uncertain, and I can see how that wouldn’t feel like a real incentive to someone who is already successful and doesn’t need to take unnecessary risks. That wasn’t my intention, but I understand how it came across.

I also appreciate your point about shifting from a “what’s in it for me” mindset to “how can I create value for the mentor.” That’s a fair critique. My thinking was centered on lowering my own risk, but I see now that I didn’t clearly communicate what I would bring to the table or why it would make sense for someone established to invest their time.

I respect the value of strong mentorship and the price that often comes with it. There’s real benefit in paying for structured guidance, access, and protection from costly mistakes. I’m not dismissing that at all.

My intention wasn’t to undervalue a mentor’s time or experience — it was to explore options in a way that felt manageable from where I’m currently standing. That said, I can see how the framing matters, especially when speaking to experienced investors and serious beginners alike.

I appreciate you challenging me to think differently. It’s helpful, and I’ll take that into account moving forward.
