If you’re open to expanding your search a bit, you might find some great value plays in the Midwest, especially if you’re willing to take on a renovation. The areas around Sheboygan, Manitowoc, De Pere, and Green Bay do offer those 1-acre fixer opportunities, but similar rural-style properties in nearby Midwest markets can come in cheaper with stronger upside. Whether you’re buying for family use or a long-term BRRRR hold, out-of-state can actually be pretty smooth if you’ve got solid boots-on-the-ground support. If you ever want a few examples or want to compare markets, happy to share.

Thanks and I really appreciate the information. Right now i have a specific interest in the area for those types for a potential client. If you can find any that fits the criteria, send them and we can get some work in!

If you want that 1 acre near Sheboygan or Green Bay for a BRRRR, focus on properties with solid structure and dated interiors rather than heavy rehab because rural projects can get expensive fast with septic, wells, and longer contractor timelines. Quick check is after rehab rent minus your refi payment minus taxes minus maintenance still needs to leave you some cash flow, otherwise you are just parking money. I would start by pulling 3 to 5 recent rent comps in those exact towns first because rents can vary a lot even a few miles apart, then back into your max purchase price from there. Are you planning to hold this as a long term rental or eventually move family in after the rehab?

If you want, send a deal you are looking at with price, rehab budget, and expected rent and I can run a quick BRRRR check. If you need help lining up financing or making sure the refi works on the backend, IEC can help you map that out before you buy.

Thanks again! I’m a residential contractor and investor for positive cash flow. I need elite brokerage firms and lender! Do you have any deals near here that for the bill!
