๐พ A lot of investors hear one word and assume the financing is dead.
Rural.
๐๏ธ The property may have a real spread. The rehab may be manageable. The exit may be clean.
But too many borrowers assume the location alone kills the deal.
That is not always true. ๐ฆ
We just posted a video breaking down how rural fix and flip financing really works, why small-town deals get more scrutiny, and what actually gives a rural investment property a real path to funding.
๐ The key issue is usually not the map.
It is the structure.
If the numbers work, the leverage makes sense, the ARV is realistic, and the exit is clean, a rural deal may still have a very workable financing lane.
But the file usually has to be cleaner.
That means no fantasy ARV. No loose rehab math. No vague exit. No assumption that a wide spread on paper will carry the story. ๐
The sharper investors understand that rural does not automatically mean impossible.
It usually just means the file has to be presented better.
๐ฌ If you are looking at a rural investment property right now, this one is worth watching.
