worth pursuing, which ones to skip, and why.

Each property gets:

▎ ARV & suggested offer — based on comparable sales

▎ Strategy recommendation — flip, rental, BRRRR, wholesale, or pass

▎ Risk flags — rehab scope, title risk, financing concerns

▎ Plain English analysis — what makes it interesting or what kills it
