I see a lot of investors assume if a DSCR deal doesn't hit 1.0, it's dead.

That's not always the case. There are actually multiple DSCR programs (low ratio, no ratio, etc.) depending on the scenario.

I’ve been on the lender side for years and see a lot of deals get killed just from being structured wrong upfront.
