I built a free fix and flip calculator with 8 tools — no account needed

Hey BP community,

Long-time lurker, first-time poster here.

I got frustrated that every decent calculator either requires a BP Pro account or gives you 4 numbers. So I spent the past few months building something more complete — housefliptools.com.

Here's what's inside, all free, no signup:

📊 Deal Analyzer — profit, ROI, 70% rule, full cost breakdown with smart insights

🎯 ARV Estimator from Comps — enter real comparable sales, get a recency-weighted Low/Mid/High range (adjusts for sqft, beds, condition). One click applies to your Deal Analyzer

🔨 Renovation Planner — 11 room categories with ROI-by-improvement data

💰 Financing Calculator — all-cash vs hard money side by side, cash-on-cash return

🔄 What-If Scenarios — drop ARV 10%, overrun reno 20%, add 2 months. See exact break-even thresholds before you commit

⚖️ Compare 3 Deals — side by side, 8 metrics, auto winner highlights

🏡 Flip vs Hold vs BRRRR — 5-year wealth comparison across all exit strategies

📈 Business Planner — set income goal → get deals/year needed + capital adequacy check

The two features I haven't seen anywhere else free:

1. ARV from Comps — most free tools just ask you to "enter ARV." This actually helps you calculate it from real sales data with recency weighting.

2. Flip vs Hold vs BRRRR — same property, all 3 exit strategies, 5-year chart. Usually costs $39/month to model this.

I've had active investors call the What-If Scenarios tab "the most useful part" — that's where you see if the deal actually holds up when things don't go to plan.

Would genuinely love feedback from people who analyze deals regularly:

— What's missing?

— What would make this more useful in the field?

— Does the math match how you think about deals?

housefliptools.com — no account, no email, works instantly.
