I’m a local owner looking to sell two single-family rentals in Lewisville, TX (DFW metro). Both are currently occupied by happy, long-term tenants on active 12-month leases, and both are professionally managed by a property manager who can stay on for a seamless transition. Property 1 — Lewisville, 75067

• Rent: $2,050/mo (raised from $1,950 in Nov 2025)

• Lease: 12-month, through Oct 31, 2026

• Tenants: Long-term renters, not looking to buy, love the house

• Solar panels (added 2023) — lower summer electric bills have been a real retention driver

• Recent work: interior repainted (~2 yrs ago), newer carpet, LVP kitchen floor (2024), new kitchen sink, master bath reno (2022), new/grounded electric panel for solar, newer HVAC (~2022)

• Tenants: Multi-generational family, in place since Jan 2025, strong long-term fit

• 6 bed / 3 bath with a pool — hard-to-match square footage and room count at this price point, which keeps this tenant sticky

• Recent work: Class 4 hail-resistant roof (2023/24), LVP across most of first floor, both downstairs baths renovated, kitchen facelift, new dishwasher (2025), newer fridge, new pool pump (2024)

CapEx to watch: two HVAC units (up/down), older but functioning, 3–5 yr horizon

Why I’m selling: I’m transitioning out of my secular career into full-time ministry as a pastor, and I want to simplify my life and focus fully on that calling. These are well-maintained, low-drama homes with great long-term tenants — I’m selling because of where I’m headed, not because of anything about the properties.
