How it works:

1. Pick a county. No list to buy, no per lead fee, no minimum order.

2. It scans the public record. Every property in that county gets pulled and cross referenced for the signals that correlate with a motivated seller: tax delinquency, out of state or absentee ownership, unusually long tenure, below average condition grades in the county's own assessment data, senior or disability exemption flags, and vacancy indicators. Not one signal on its own. It's the stacking that matters, and that's what gets scored.

3. Every lead comes back with a score and a reason. You don't get a mystery number between 1 and 100. You get a plain English explanation of why the property surfaced, with the specific records behind it. Something like "owner lives in Arizona, held since 1998, county grade dropped two levels since the last reassessment, taxes delinquent two cycles." You can tell if it's worth your time in a few seconds instead of burning an afternoon finding out.

4. It writes your outreach. Subject lines, the cold email, follow ups, a voicemail script, a cold call opener, all based on that specific property's situation instead of a template with a name swapped in.

5. You work it in one place. Leads land in a pipeline with follow up reminders so nothing goes cold because you forgot to call back on Thursday.
