Term sheets and proof of funds letters get treated like premium add ons by some lenders. They shouldn't be. Both are free here, every time, no catch attached.

A term sheet gives you real numbers to work with before you're locked into a contract, so you're negotiating from facts instead of guesses. A proof of funds letter does the heavier lifting once you're ready to make an offer. It's often the difference between a seller taking you seriously and moving on to the next buyer who can prove they're ready to close.
