New construction financing usually assumes you've already built something before it'll even consider the deal. There's a program that doesn't require that.

Up to 85% of cost*, up to 70% of ARV*, 660 FICO minimum, and no prior construction experience required to qualify. The underwriting is looking at the deal itself, not demanding a completed build history you don't have yet.

If a ground up deal has been sitting on your list because you assumed the experience requirement would knock you out, worth checking the actual terms before ruling it out.
