I've spent years researching residential investment properties, and I've learned that a lot of the time involved in evaluating a property isn't deciding whether to buy it—it's digging through records, permits, code information, ownership, zoning and everything else that needs to be checked first.

I now offer property-specific due-diligence packages for investors who'd rather have that legwork done for them.

I can research a property you're already considering, or perform property research based on your investment criteria.

Packages can include ownership and title research, permits, code violations, zoning, property condition, acquisition numbers, rehab, estimated holding costs, ARV and other information that can help you get a clearer picture of the property before committing your time and money.

I've always had a knack for finding things that are easy to overlook. My goal is simple: do the digging, organize the information, and put it in one place so you can make your own investment decision.

Introductory pricing: $1,500 per property
Standard pricing: $2,000 per property

I currently have a limited number of properties ready for research, with a typical 2–3 business day turnaround once research begins.

I'm not a real estate agent, broker, or representative of the buyer or seller. I provide independent property research and due-diligence information only. The investor makes their own decisions regarding the property and any transaction.
