I am a member of a group looking to structure investment deals for small apartment buildings throughout the US. All members of my group work for major commercial banks in nyc (in real estate related fields). We invest personal funds in real estate projects with desire to expand into higher yielding areas of the US.

We have equity and debt funding commitments ready to make purchases between 1-5mm in asking price for projects that meet our return hurdles.

Generally we look for min 8 cap properties with potentially for decent price appreciation after a 5yr hold.

Because we have "full time" jobs, we are limited in our asset search and management capabilities. We are therefore looking for experienced operators that would be willing to work with us in helping to find deals.

Ideally we need a partner that can commit a small portion of equity capital (to have some skin in the game) and handle asset management in return for significant levered returns. Desired equity investment from partner will be small in relation to project, we know our responsibility is to provide majority of funding. Ultimately we are flexible on return structure and duties.
