The ARV of the property is around 400k, the rehad needed is around 100K, the 1bed 1bath (x2) will rent out around 900 per month each and the 2 bed 1 bath will rent out for around 1250 per month. Durring rehad the top floor 1 bed 1 bath can be converted into a 2bed one bath. I don't understand the price? Everything around it is in the low $100's or lower. Some have more square footage. What is your guess on rehab costs? Are you marketing this as a realtor or wholesaling? 

Do you have comps I can see that justify the price?

The area is up and coming. The location being right on the park is what drives the price. On the same block is 5174 Parkside for sale right now at 375,000 4 bed 3 bath 2,480 triplex 1bed 1bath, 1 bed 1 bath, 2bed 1bath. 5122 renovated would have 5beds 2,610 sqft bringing the rent up and arv 2bed 1bath, 2bed 1bath, 1 bed 1 bath. Renovation cost would be determined by what you are looking to do with the property.
