We can also help, and I have a client currently looking for a flip in Raleigh, so it would be great to know if you have reputable wholesalers in the Raleigh area.  Thanks.

If you even see my message after the multiple replies here on this thread (and many others in your private inbox), I'd love to see what I can do.

It'd probably help all of us if you let us know your credit score, liquidity, experience (i.e. how many flips/BRRRRs have you done in the past couple of years that you've held title to).

Most lenders will just offer you their pricing and terms, but what I try to do is understand your financing situation and strategy first, and then provide a quote based on that. There isn't a perfect HML out there that will offer you everything you want, so you have to decide what it is you're looking for, and what's most important to you.

Do you want lowest rates?  We can do flip loans as low as 7% interest.  This is highly based on experience, leverage, and credit.

Do you want lowest points and fees?  We've done 1pt loans with $500 lender fees.  There is potential to go lower if you're willing to exchange rates and points (typically 1pt decrease for a 2% rate increase).  This is based on experience and size of the loan.

Do you want maximum leverage and lowest down payment?  We've done 95% of purchase price and 100% of rehab for experienced investors with good credit.  Or true 100% financing if you have another property (with good equity) to cross-collateralize.

Do you want longest loan terms?  Our loans are typically 9-12 months, but we can go as far out as 4-yrs for hard money if needed.
