I am looking for a private money lender on a great Duplex in North Central Arkansas. Currently under contract and our local banks are having a hard time figuring out how to finance the deal.

Purchase: $72500

rehab: $30,000

total: 102,500

ARV $125,000

Cash Flow $595

ROI 15%

    David, when the banks say no, give us a go. If you can please answer the following questions:

    If you answer "Yes" to ONE of these questions, I can help you!

    Do you have:

    Good personal credit?

    A business partner, a spouse or relative with good credit?

    An existing business earning $3K per month?

    Any real estate equity, In any residential or commercial property?

    At least 35K in a 401K or a retirement fund?

    at least 75K in the stock market?

    Any available savings/resources earmarked for your project?
