Location: Santa Clara, CA

Position Type: Full Time

Compensation: Combination of housing and salary

Benefits: Medical, Dental & Vision available after 3-month probationary period. 2 weeks PTO plus Holidays. All utilities to your apartment are covered, including gas, water & electric.

Seeking a Property Manager

We’re looking for someone who can successfully perform as a property manager with aspirations to take on a larger role within the company in the future. Strong organization and communication skills are key to succeeding in this role. Your focus will be to maximize occupancy and revenue through effective leasing and managing of the assigned properties while always offering a high level of customer service and quality to our residents and the community. This role comes with plenty of opportunity for growth as our goal is that you learn the ins and outs of our business to climb the ranks to become our Portfolio Manager.

Description

You will be managing a diverse property portfolio which requires adaptability and potential to problem solve in creative ways. This Property Manager will be responsible for the day-to-day management of the properties, leasing, using Rent Manager for bookkeeping and online payments, overseeing the physical maintenance and upkeep of the property, overseeing the maintenance team, continuing positive resident relations, and adhering to all applicable governmental rules and regulations.

Responsibilities and Duties include, but are not limited to the following:

Move-in/ Leasing

  • Ensure that vacant units are cleaned and in move-in condition promptly after resident move-out.
  • Efficiently make each vacant unit "rent ready” (Coordinate painting, flooring, cleaning, etc)
  • Creates ads and market on various marketing platforms
  • Interview and shows vacancies to prospective residents.
  • Conducts background checks of applicants and recommend prospective residents for acceptance.
  • Prepare leases; review leases and house rules and regulations with new residents.
  • Promptly and efficiently follows move-in and move-out checklist items, procedures and policies.


General Administration & Management

  • Using our software, RentManager, for records and simple accounting & bookkeeping
  • Keeping track of online payments for residents
  • Serves late rent notices, 3-day notices, and collects late rent and charges.
  • Maintain accurate occupancy and rent roll information
  • Collect rents and make bank deposits of rents and other charges/fees received on a timely basis.
  • Is available to residents during normal business hours for discussion of problems, concerns, complaints, and other issues.
  • Collect and respond to all resident work orders in an organized and timely matter
  • Manage maintenance staff to make sure work orders are completed
  • Manage and organize invoices for timely payment

Physical and Maintenance Responsibilities

  • Remains on-call in case of emergency service requests.
  • Supervises work of maintenance staff, and other vendors and informs supervisor of concerns and issues.
  • Obtains bids for performance of special maintenance or repair work and consults with the supervisor in the selection of vendor and supervision of outside contractor work.
  • Conducts regular inspections of common areas, building exterior and grounds, records deficiencies, and takes appropriate action to improve the general appearance of the property.
  • Conducts annual apartment inspections and follows-up on service needs during inspections.
  • Analyzes maintenance operations, suggests methods to improve service and reduce costs.
