I've been talking to a lot of landlords lately who are comparing DSCR loans, refinancing options, or creative strategies to keep scaling despite higher costs. It's interesting to see how different investors approach long-term rental funding depending on goals and property type.
How are you structuring your financing this year? Curious to hear what’s working best for landlords in different markets.
My local lender who is lending on bigger stuff 10+ units is specifically not lending on duplexes and SFH rentals. (they were a couple years ago - they've stopped). More DSCR lenders are popping up and we're closing a loan with one of them later this month.
We're also hammering asking prices very hard. It's a buyers market - at least in the midwest - even if sellers won't admit it.
Our last SFH rental purchase late summer we successfully closed at 38% lower than asking. We negotiated it so low we didn't need a lender at all.
