I am in processing of changing to new Property Manager for my townhome. This townhome has HOA where board keep changing and lot of politics and changes all the time. New property manager asking HOA contact to connect and get their rules and pass on to the tenant. This good tenant is long term tenant who already knows rules and following so far without any issues. Is it good idea to deal with HOA myself or let property manager deal with HOA.

As far as HOA i have to pay every month HOA fee and also yearly they charge like 400$ for some third party fees who maintains these lease documents, records. Other than that I do not much involve with HOA or HOA bothers me. There is facebook group where I see other landlords in this community keep complaing about HOA increasing HOA fee every year, parking issues, package missing issues.

I am thinking it is better to deal with HOA myself rather than giving these details to new PM. Also for water this HOA outsourced to some other third party which collects meter reading where tenant has to pay water bill. Few months back tenant left tap open causing like 800$ bill which I took care and it took 6 months for old PM to get that water bill from the tenant. That is another moving part there.

There are few roof leak issues i have to follow up few years back and HOA sent builder contractor as the townhome still under warranty that time.

How other owners owning tomwohomes, condos in HOA communities managing with PM dealing these type of issues.
