New to multifamily; Best, must do rehab for multifamily

Hello, I am new to real estate investing and close to closing my first deal on a multifamily property in the NJ, East Orange area. I am very curious as to the must have or 'should do' rehab to either increase value in my home to possibly start using the BRRRR method or for basic tenant improvements. I would also like some suggestions on tenant improvement materials to use for floors/kitchens/bathrooms (anything really)

Biggest suggestion i can use is how i can make torn base board heater shields look new or replace at a good value.  

A little bit about the property:

3 Unit Property - 2X 3BD 1BTH, 1X 1BD 1BTH (one of the 3bd units has a balcony)

Property is roughly 2400 Sq ft

The price i bought it for is $315000 the initial appraisal for the property is a little bit more than that.
