The "no dishwasher" issue has been discussed here before, so this question is more about the dryer. I know that tenants prefer electric appliances because then they get one bill (and one deposit). I assume most of them have electric dryers. Would it be worth it to just buy a gas dryer and keep it in the house permanently in this situation in order to entice people to rent? (I am concerned that having no dishwasher + having to buy a gas dryer could be a big turn off to people)
The gas dryers are more expensive to purchase in the first place, and aren't even in stock so a few days of extra lead time is needed to buy (assuming you buy new - I did that for the house I live in).
Why can't you just have a 220V/240V line run into the area where the dryer would sit, so that an electric dryer could be used?

We do not provide refrigerators in our homes , but will rent one to the tenant for an extra $25 a month. It costs me about $200 for a nice used frige with a ninty day warranty. I would go ahead and run the 220 & advertise as Nathan said.
Have you looked into the under the sink dishwashers? I don't know if they still make them. How about a portable that connects to the sink. We had a butcher block top one back in the day and I recently had a tenant bring one in. You can pick up a used one pretty cheap. I agree with running the electric on the dryer.

Thanks Cheryl. I think I asked about the standalone dishwasher here a long time ago about another house and people recommended against it (I can't remember why), but it still sounds like a good idea to me. Put in my offer to Freddie Mac yesterday so waiting to see if they respond.

This sounds like a great idea, if it works. Does anyone have experience with these under sink dishwashers? Are they big enough to hold much? Do they need special sinks? I assume the plumbing (waste line, supply lines) for the sink needs to be re-routed... right?
