Property Manager Technology for Property Upkeep and Vendors

I am wondering what are some of the most efficient ways that property managers manage their vendors and general maintenance?  Are there any pieces of software that put some of the general property upkeep on a kind of auto-pilot (e.g. replacing fire extinguishers annually, replacing dated HVAC units, etc)?  Are there pieces of software to help with managing vendors and allowing vendors to bid on specific jobs?  What are some of the ways that property management can be streamlined with technology?  I know proptech is a hot space right now, and I am looking for the most efficient ways to manage properties.

    Hi @Brandon Pierpont, there are a few options out there.  Are you a PM or landlord?

    I believe some of the more 'Professional' grade management software has elements of adding in Preventive Maintenance items.  Although you don't need anything too crazy; you could create everything in a simple Google Calendar.  Several landlord software companies also offer a Maintenance Ticketing program, while that helps with reactive maintenance you could hack it by creating new Maintenance Tickets and leave them open/deferred as a reminder.  Once you have a vendor, you can share that maintenance ticket with the vendor through email.

    If you're looking for vendors and need pricing, check out apps like Thumbtack or Angie's List.  They allow you to request proposals from multiple vendors.  Unfortunately I don't know any management software that has the vendor pricing integrated directly into their platform.

    @Brandon Pierpont All of the management software out there has some sort of "reoccurring" event triggers and in the last couple of years there was a software called Property Meld that came out but that was built more to create efficiencies in the typical work order process.  To get as detailed as you are speaking we ended up building out our own internal web based software to be able to track data better because we are not aware of anything out there off the shelf.
