Anonymity or alias when self managing commercial multi units

Anonymity or alias when self managing commercial multi units

I'm about to close on my first residential multi unit building ( buying via LLC). I'm planning on self managing. I've heard about self managing owners creating alias cards or introducing themselves as the "property manager" using a pseudo name for identity protection. I'm guessing this is to protect your privacy in case you have an issue with a tenant? Anyone doing this? If so, why? If you self manage and you don't do this, why wouldn't you?

Jeff, I have heard of plenty of people saying they are the property manager or contractor and not the owner. However, I have never heard of anyone giving a fake name. I personally just say I am the owner on my SFH units and treat it as such. I've never had any issues. Own in LLC, SDIRA, and my personal name.

This came up in my Real Estate Investors Club meeting. The big wigs all agreed they have heard of introducing yourself as the manager, but everybody in class introduces themselves as the owner.

@Kenneth Mooney Thanks for your reply. I believe the fake name would offset the possible retaliation if you had to evict someone. I’m interested in this because the building owner I am purchasing from disclosed that there was a tenant he would of evicted but the guy seems so crazy, he feared he’d try to retaliate.

If it's that big of a deal that you want to create an alias just hire a property management company and be done with it.
