Greetings local Tucson Newer Investors!

Whether you are a yearly dues-paying member of AZREIA in Tucson, or you only find yourself in town for the holiday season and are curious to check it out, you may consider this your personal invitation to the next meetup of the Tucson New Investors Subgroup of AZREIA: held at the Keller Williams building in Midtown.

Topic #1 for our November meetup will be will be "How to Analyze Deals on Fix & Flip (aka Value Add) Properties," where we will discuss common strategies and considerations when analyzing value-add deals. From the most basic framework like "the 70% Rule" and the "Three Levels of Rehab," all the way down to recommendations and resources for scaling your portfolio over dozens of flips, we will overview many topics relating to the rookie real estate investor to consider before taking on their first flip deal.

Around the halfway point we will pivot to Topic #2 of the evening, presented by long-time AZREIA partner and my personal friend Chad Casper with Pillar to Post Home Inspectors. Titled what *not* to do when rehabbing a property, Chad will come packed with stories and photos in the field of common and not-so-common deferred maintenance items... which if left unaddressed can ruin an otherwise great deal during Due Diligence. Drawing upon his day-to-day experiences as a local general property inspector, Chad will share the biggest red flags that blow up the budgets of the less experienced rehabbers... happening right here in Tucson!

As usual, we will be meeting up at the Keller Williams building in Midtown Tucson, near River & Campbell. There will also be a live-stream version via Zoom for those who would rather attend virtually.
