Real estate investing became really popular in 2013, 2014, and 2015 and it kept being popular until the scare at the beginning of the pandemic in 2020 and then again when rates jumped up in 2022.  For the last 3 years, a lot of dabblers have gotten out of buying real estate.  Right now, I would say it is a great time to pick up rental properties because a shift is coming in real estate.  To give you an example, in 2025 I sold 11 properties, 7 of which I sold in the past 3 months.  Things are starting to pick up and the window for making money again is opening up.  

You know how I mentioned that it became popular to buy in 2013, 2014, and 2015?  That is when it became popular to buy, however, people who bought properties mid 2010, 2011, and 2012 made more money when the bought their real estate before it became popular again.  So I would say to you, meet up with people who are activity investing and making money in today's market.
