In this presentation we will review service animals, emotional support animals, and pets. We will compare and contrast the different roles and needs of each. And we will establish the lines housing providers cannot cross when conducting needed background checks on animals and renters with animals.

We will answer the following questions:

Why do we need to allow service animals and emotional support animals?
How can I screen a renter household and/or their animal?
What's the penalty for crossing the line or making a mistake?
How should I approach the conversation when a current or prospective renter requests to have an animal?
How can I deal with a bitey, barky, or jumpy animal that doesn't seem like a valid request?
Can I request a renter animal have vaccinations? Be leashed? Go to training?
We will review the Canine Good Citizen program and the practical realities of providing housing to renters with service dogs, emotional support animals, and pets.

Part of this presentation will be given by Cheyenne Martin of Adventure Paws Dog Training. Cheyenne is an experienced housing provider and dog trainer. She has years of experience training service dogs and helping both renters and landlords understand rights and responsibilities under the Americans with Disabilities Act. Cheyenne is a certified dog trainer and an American Kennel Club evaluator for the AKC STAR PUPPY, CGC, CGCU, CGCA, certified k9 fitness instructor and AKC trick dog titles. She has over 8 years of experience and has trained thousands of dogs.
