Hot Springs Village and Surrounding Communities

I am in Texas, and have been offered several lots in HSV at wholesale, but it doesn't look like there is much margin to be made unless I take the time to develop them myself (which I don't necessarily have the cash on hand to do since I'm in the middle of a couple of other projects). I know AR is notorious for slow appreciation, but also fairly recession resistant. Does anyone own in HSV or similar communities? What are you doing with what you have there? Are you happy with the results?

Sorry if these are basic questions. I've been staying in my lane (rentals/buy and hold; south and east Texas). Just starting to branch out.
