Has anyone in unincorporated areas of San Diego County (Fallbrook, Bonsall, Valley Center, etc.) ever applied for/been approved for dividing your lot? We know SB9 is right around the corner, which will allow homeowners in an urbanized area to divide their lot BUT, we are figuring out if it is possible for us to do this now, outside of SB9, especially since we are on over 2 acres and live outside the city limits. Thanks!

I did hear back from SD county that I'm not eligible now due to my zoning: all homes in my neighborhood must have a minimum 2 acre lot. The rep said to check back in January to see if I'm eligible after SB9 passes:

Talk to the fire department (NCFPD) before you do anything. The fire Marshall is who you want to talk to. He can take a look and let you know. My project was 5 years along and didn’t comply with fire code and it’s been dead ever since. Don’t count on the fire capacity letter for approval because it’s not. What out for dual access issues (fire code 503.2.5.2.) The Paradise Fire changed everything.
