I was recently talking to another real estate investor about how there is a complete lack of deals for cashflow showing up these days. He kind of scoffed and said you will never find them in MLS, that is where all retail sales go. With that said I was wondering if people would like to chime in and share some of their buying systems for off market listings, how are you able to find these gems?
Off-market is always a great route to pursue. For the most part, door knocking, cold calling, email marketing, ppc, and direct mail are your best bets for producing those leads.
With that said, I wouldn't be so quick to dismiss deals on the MLS either. It depends on exactly what kind of investments you're seeking out, but just because the investor you spoke to isn't able to find deals that way, doesn't mean it isn't possible. Plenty of us can and do.
