$10K Budget! How Would You Renovate a C-Class Asset!?!?

Hi Guys and Gals,

I am seeking some advice here. I have a "Cish" class asset ( 1 of 3 units) that has just become vacant due to a move out.

Question:

With rent for this unit currently at $725/month, with room to grow at least $100-125 more per month, what upgrades will be the cost effective for this type of asset. I don't want to over do it and not get an ROI, but I also want to bring my units up to top of the market.

Any suggestions?

Paint walls and ceiling, and epoxy coat shower surround. If you have left over money then replace kitchen counter with granite.

Easy upgrades: ceiling fan, kitchen faucet, shower trim/head, shower door.

Kitchen countertops would go a long way!
