    Is this a Triplex or a Duplex?  Sorry for the confusion the plans just make it look more like a duplex. Thanks for the help!

    Yes, the property has fire damage. I thought I included notes, but it looks like it did not save.

    Triplex in need of complete renovation sitting on a nice lot with alley access. Lot is 35 feet wide by 125 feet deep. Home has been in a fire and is condemned. All back taxes and liens have been paid. 

    ARV: $340,000

    Rehab: 225k

     Neither. Springfield in Jax is 32206.

    Is this located in the historic district of Springfield? If so, do the plans have an approved certificate of appropriateness?

    Yes, this is in Springfield. The approved plans must be completed by the buyer. Not the seller.
