Does Anyone from Omaha Nebraska has knowledge or can guide me on the search on the markets/neighborhoods that have been appreciating with good cash flow? I’ve been doing research online but some of the data is outdated. Thank you!
I've seen good cash flows in North Omaha with both the clients I have helped and with units I've purchased for myself. There are opportunities popping up often even in the tight market.

A year ago, my instant reflex would be to tell you all the best neighborhoods to invest in, but this market has got me feeling so selfish. If there's a deal to be had I want it. But that's no way to be. There's enough for everybody.
The best markets for longterm buy and hold are Papillion, District 66, and Millard. If you can find a deal in any of these areas, you're guaranteed (the way we guarantee the sun will rise tomorrow, i.e. there's always a chance it won't, but we bank on it) to win.
I'm personally hunting for houses in 68114 because the development on 72nd and Dodge is going to cause all those houses to appreciate like bonkers and most of 68114 is in a great school district. Though much of the city is in OPS, avoiding it is wise when possible because OPS is among the worst school districts in the country. Poorly funded.
I’m going to go house hack and looking for a multi family unit so that’s why I’m looking for a good neighborhood. As I said some of the data online is outdated. Not sure If my house hack strategy makes a difference.
