Curious if anyone has any recent experience with Rebogateway? I am familiar with Listsource but was intrigued by paying a flat fee for Rebo with unlimited downloads... If anyone has any input on their favorite way to create lists, that would be much appreciated. Thank in advance!

Well I used it for a couple of months, I signed up October 8th 2015, and can tell you that if you're in the DC/MD/VA area they don't have much in the way of records. I made the god awful mistake of paying for a year, and found after my first mailing that at least two people that were supposed to be on a Notice of Sale list weren't, one I was able to verify, as he is a real estate agent, he was nice enough to call me back and explain that there was some kind of mistake, he was current and not even behind on his mortgage.
I should have known better as the original county I signed up for they had next to nothing in the way of records, on discovering this I called up and they were nice enough to try me in a different county which was just as bare of records.
Judging from some of the comments here and a little research on the internet, there are areas where they have very good coverage, my area is not one.
I did try to talk to them to see if they would refund me a portion of my money (their welcome package makes it clear there are no refunds) but they were happy to hold on to my money, my loss, their gain. At least I know I didn't get over.
Lesson learnt. Whatever you do start off monthly and if they have good coverage in your area then take advantage of the savings.

I use Rebogateway and I love it! I've had it since October last year. I have not used List Source so can't speak to that. Rebo is very easy to use and to export from. I get daily emails about Notice of Default for what properties just went on record, Notice of Sale and even Estate Sales. They have great downloadable training materials and be sure to signup for the initial webinar if you sign on. Great explanatory information about the system in those. I use it for farming as an agent and for probate on the investment side of my business. It's definitely a keeper, in my opinion.

Linda... I believe it is pretty much nationwide. Some areas have better records than others... But you can call Rebogateway and they will give you honest feedback.

I was seriously considering signing up for Rebo Gateway for the Delaware Market but based on recent feedback I will look for alternatives. This thread was extremely helpful and I may have saved $300. Any one have a lot of success with county records?

Thanks for the heads up. I'm also located in Northern VA area and I was just about to sign up for ReboGateway. I will keep looking.

I just cancelled yearly subscription for ReboGateway. Just remember if you cancel, make sure to email for a refund. Just because you cancel and they will cancel it for you, you still have to request for a refund. At least that's what I found out on the phone. It was a good thing I did call to check on how my refund was going to be processed. I would have been sitting here waiting for my refund not know I was going to be getting one.
The reason why I cancelled is that it was not a user friendly system. It was a bit time consuming trying to figure out where to locate your leads. When I did get my leads downloaded, my mailing campaign would not except the leads.
If you are using the system to pull leads and it's working for you, then great! For me, I will pass.

rebogateway is a scam. if it works in your state, great. however in my state the info is very limited. of course i wasnt informed of this until i paid. then after payment they send email saying no refund. john harcar said he told me there was limited info in indiana. that was a flat lie . i would've never purchased rebogateway w/o NOD or limted info.

Hello all, I was sold on the Rebogateway system and the yearly subscription is NON refundable. I am writing this so that you can make an informed decision or ask the right questions for your area. After signing up being sold on the daily email alerts of life changing events in my farm that would put me ahead of the competition... I found out that they do not have tax default info in my area (Clark County, Cities of Las Vegas, Henderson, North Las Vegas, Boulder City, etc, Nevada) and that the email alerts for Notice of sale and notice of default are almost 2 months behind. That doesn't do me much good when a NOS sells in 21 days and by time I get it it was sold 5 weeks ago. When I called on the matter that I was sold on the email alerts daily and the leads are two months old, they said we will submit it to our technical department, but we get it when we get it. I said, but i can get NOD and NOS from my title officer the day after they are filed....!!! Another issue is they do not have MLS permissions in my area either, so even as a Realtor, I can not have access to whether the leads are listed/pending, etc on my program either. Last but not least, I already paid so I am hoping to get one investment property or one listing from this program via the other lead sources they have, ex: probate, FSBO, Divorce, etc, but I have yet to receive a lead of those types. I don't disagree with any of your remarks.
However, the quality of your list is much more important than the quantity.
Maybe @Sean O'Toole from Xxx Radar will chime in.
I've redacted the first name of his property data website such that the moderators won't have a hissy fit.
The do a great job on the industry standard for foreclosure sale dats (not surprising since that's how they got their start).
They do not offer probate lists. If you think that's your niche, hire a researcher and go down to county courthouse to pull files.
Having closed about as many probate deals as anyone else on the planet (nearly 2,000 to date) I can tell you that I'd rather have a few great leads than a big list of crappy names.

radar's info is much more accurate when it comes to foreclosures. Rebo has tax defaults in my area, and that looks mostly accurate from the few I've looked and cross referenced with the county site. Other niche lists however, like evictions, divorce, and probate, are incomplete. For example, I get probate from the courthouse every week, and average about 25-35 names per week. You'll get about maybe 50 total each month uploaded onto Rebo's system, and they also don't provide PR's info. Not very satisfied with the program overall.

Thanks for the mention @Rick H.. I think @Min Qiu pretty much nailed it. There just isn't a good cost effective way to reliably abstract eviction, divorce, and probate data on a wide scale basis, which is one of the reasons we haven't yet offered those. Others do, but as Min and others talked about it it tends to be late or inconsistent. Like Rick said, for those lists I think folks are better off gathering the data locally themselves, and then using a public records data tool to save time getting the rest of the data (value, equity, owner-occupied, title history, comps, etc) and managing their list. That may change at some point but I've spent 15 years investigating options for pulling that data in a way that I could resell it in a way that is wide scale (1000's of counties), timely, accurate and cost effective - and its one of those triangles where it is hard to solve for more than 2 of the 4. Plus for the folks that pull it themselves they are real happy no one has solved it yet. :-)

@Sean OToole nailed it. That's exactly what we do. Take the data from the courthouse or online county records, and then using PRadar to do the rest and complete the list info needed.
