Small multi-family (2-4 units) buy & hold investment.

Purchase price: $250,000
Cash invested: $250,000

A 1 family to 2 family conversion property in East Elmhurst NY.

How did you add value to the deal?

Converting from a 1 family to a 2 family.

Lessons learned? Challenges?

Difficulty working with architecture firms to draw plans, fix them, fix them again, and working to get an inspection from the DOB.
