Looking to wholesale a townhome in Stone Mountain, GA!!

Investment Info:

Townhouse wholesale investment.

Purchase price: $160,000
Cash invested: $250

Seller is willing to owner finance but I'd like to wholesale my contract for $12,000. Buyer would have to bring $20k to closing plus closing costs. Terms are $1,200 a month beginning 90 days after closing. It needs about $20,000 in repairs.
