Investment Info:

Single-family residence buy & hold investment.

Purchase price: $299,000
Cash invested: $70,000

Residential home, purchased approximately 15% under current market value. Property was move in ready with new roof installed.

What made you interested in investing in this type of deal?

Solid investment, less than 5 minutes from my house.

How did you find this deal and how did you negotiate it?

Found on MLS, negotiated a good price with some seller concessions toward closing cost.

How did you finance this deal?

DSCR loan with 20% down.

How did you add value to the deal?

Pre-qualification letter and closing within 30 days.

What was the outcome?
