    Impressive execution @Joshua Lopez especially securing it all cash and understanding the approval process upfront. The biggest thing I'd be curious about is the full net ROI after holding costs, HOA/country club fees, transfer costs, taxes, insurance, renovation overages, and selling costs. A 100% gross return is eye-catching, but the net number is where the real story is.

      Spot on, Brian. In a community like Boca West, the 'carrying costs' are the silent killer if you don't have a tight execution window.

      To give you an idea of the scale for this specific project at Rain forest Drive the fees are $1,025 Monthly plus a $22,000 annual club fee. Over our 18-month execution from acquisition to our upcoming close on June 23rd, just maintaining the property cost us roughly $50,000 in fees alone.

      However, because the asset was secured for 290k and we did a surgical $30k renovation, the numbers are incredible. Closing at $650k means that even after accounting for those $50k in fees, taxes, and commissions, we are looking at a net ROI well over 80%.

      It’s a high-barrier entry due to the overhead, but by delivering that 'modern and sleek' turnkey product, we’re capturing a premium that more than justifies the carry. It's all about speed and knowing your buyer profile in these high-amenity clubs.
