One of the best: $14k reno = night & day difference

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $95,000
Cash invested: $15,000

[ARV $195K - $205K]: Wholesaled this for 50K (40K upfront, 10K on exit to end-buyer). Was highly considering to have done the fix & flip myself, but wanted to scale volume rather than invest 3 months into renovation and disposition. The assignment fee made enough sense to give it up.

Guided the investor on what renovations to make, I'm proud of the before/after results given that the cost was only $14,000 all-in.

What made you interested in investing in this type of deal?

Great deal from original seller. Got her the money she was looking for in a short amount of time.

How did you add value to the deal?

Clean out, Full replacement on flooring, trim, subfloor, & deep clean.

What was the outcome?

Massive value add, at least 3x ROI on the 14K reno.
