Working with a few investors right now trying to pencil out rehab-heavy deals, and material/labor costs in Middle Tennessee still feel elevated compared to a year ago. Wondering if anyone's seeing costs start to level off in their market, or if it's still climbing enough to eat into margins on value-add deals.
