Real Estate Terms: Bird Dogging

No. We're not talking about hunting.  We're talking real estate! 

So what is a Bird Dog?  In short, it refers to someone who searches their local area for properties that could be in disrepair but have tons of potential to turn a great profit.  This is not a practice for the lazy.  It takes experience and a good eye for the potential in a property.   For example, a property could look terrible but be structurally sound with elbow grease and some drywall and paint it's big problem while another property could look similar but have a bad roof and have foundation problems.
